    2011 vs. 2010 Year End Market Statistics ~ a good year in the Keys!

    2011 was a good year for real estate in the Lower Keys. The tide has turned. Buyers are recognizing that prices will likely be edging up from this point. We’re already experiencing a busy 2012.

    Market statistics follow for January-December 2011 vs. 2010 for the Lower Keys, for the areas of Bay Point Key thru Big Pine Key, approximately MM 15 thru MM 34. (MM=mile marker.)

    These statistics are compiled by Coldwell Banker Schmitt Real Estate Company using the Multiple Listing Service. They include all types of real estate – residential, commercial and vacant land.

    In the Lower Keys our Total Number of Sales was up 9% (420) for Jan-Dec 2011 vs. 2010. Our Average Sale Price decreased only 1% ($340,000). The total dollar $ Value of Sales showed an increase of 8% ($142M). The Average Sale Price to Final List Price was 89.09% (a 2% increase) and the Average Sale Price to Original List Price was 80.91% (a 4% increase.)

    The most promising numbers for a strong 2012: 23% more Pending Transactions and 6% fewer properties for sale in the Lower Keys at the end of 2011. The Average List Price was 15% less ($522K). Pending Transactions are properties with an agreed-upon contract between buyer & seller, in the process of closing which typically takes about 45-60 days.

    Buyers have recognized that this is the time to buy and the prices are likely as good as they’ll ever be. With less inventory and more contracts pending, the demand is going to continue.
